What happens to my CPF when I sell my property after 55?
Many sellers look at their selling price, minus the loan, and think that is the cash they will walk away with. Then we open the CPF Home Ownership Dashboard together, and the real cash in hand is usually smaller.
This catches many people in their 50s, so here is how it works.
You refund what you used, plus interest
When you sell a property you paid for with CPF, you must refund the CPF principal you withdrew, plus the accrued interest. That interest is what your money would have earned if it had stayed in CPF. After many years, it adds up.
One exception: if you turned 55 before 1 January 2013 and had already set aside your Full Retirement Sum before then, you only need to refund the CPF used from 1 January 2013.
Where the refund goes after 55
From age 55, the refund first tops up your Retirement Account to the Full Retirement Sum. Whatever is left goes to your Ordinary Account.
The money in your Ordinary Account can stay there to earn interest, be moved to your Retirement Account, or be withdrawn in cash if you are 55 and above.
Can I take out more?
If you own a property, you may withdraw Retirement Account savings above your Basic Retirement Sum for personal needs. Interest, government grants and top ups under the Retirement Sum Topping Up Scheme are excluded. The trade off is clear: whatever you take out now means a smaller monthly payout later.
Why this matters for your next move
If you are selling to right size, part of the sale money may be locked into your retirement payouts instead of landing in your bank account. That is not a bad thing. It is income for later. But it changes how much you can put into the next home, and how much buffer you really have.
What I would check before you sell

Decide how much buffer you want before you commit to the next property.
These are the considerations most people skip because they are excited about the next home. Exit strategy before excitement.
